Can I come to your office for an appointment?

Yes, you may make an appointment with the Keyrenter Boise team, but it is not necessary to come to our office. We are generally are out in the field and rarely in the office. Meeting with us is by appointment only, via Zoom, and can be scheduled at this link: https://gokrb.com/office-apt

Can I move other family members into the rental?

New members to the household who are 18 years or older must apply and pass our screening process before moving in. Additional deposits may be required. Adding a new member of the household into the property before approval is a material lease violation.

Can I use my own renter's insurance policy?

Yes, you are welcome to use your own renters insurance. To ensure compliance with our lease agreement, your chosen policy must include a minimum of $100,000 in property damage and legal liability coverage from an A-rated carrier. Additionally, it must list Keyrenter Boise Property Management as an additional interest, with our address: PO Box 66012, Dallas, TX 75266.

To fulfill this requirement, you have two options:

  1. Automatic Enrollment: By taking no action, you’ll be automatically enrolled in a policy that meets these criteria as part of our Resident Benefits Package. This policy’s premium will be included in the monthly rate of the Resident Benefits Package, ensuring seamless coverage from the start of your lease.
  2. Choose Your Own Policy: If you prefer to find and maintain a policy through an insurer of your choice, you can certainly do so. Once you’ve secured a policy that meets the required coverage, visit https://gokrb.com/rbp to submit proof of insurance. Remember, it’s your responsibility to keep the policy active and pay the premiums directly to your insurer. If your policy lapses or is terminated, a lease violation fee will be applied, and you’ll be automatically enrolled in the default policy option.

For the Resident Benefits Package, choosing your own policy will adjust your monthly amount by a $10.95 reduction from the standard rate.

Please ensure your policy adheres to the specified criteria and submit evidence of insurance before your move-in date, at lease renewal, and upon request. This approach aligns with our core values of responsibility and transparency, ensuring a protected living environment for all our Residents.

Is renters insurance required?

As part of our commitment to ensuring a secure and risk-mitigated living environment for our tenants, renters insurance is required for all residents in our properties. This policy is in place to protect not just the physical property but also your personal belongings and liability for any accidents that may occur within your rented home.

Renters insurance typically covers losses to personal property due to theft, fire, or water damage, and provides liability coverage in case someone is injured while in your rental unit. This means that in the event of an unforeseen circumstance, you’re not financially burdened by the cost of replacing your belongings or liable for any medical bills.

We believe in being proactive about safety and security, and renters insurance is a key part of that approach. It’s a cost-effective way to ensure that you’re covered in case of unexpected events, aligning with our core values of doing the right thing and mitigating risk for our customers. If you have any questions about obtaining renters insurance or need recommendations, our team is here to help.

What happens if one roommate does not pay the rent?

Under the terms of your lease agreement, all roommates are ‘jointly and severally’ responsible for fulfilling the lease obligations, including the payment of rent. This means that each roommate is individually and collectively responsible for the entire rent amount each month, not just their portion.

If one roommate fails to pay their share of the rent, the remaining roommates are still responsible for ensuring the full rent amount is paid by the due date. It’s important to understand that from a legal and contractual standpoint, the landlord has the right to pursue any and all tenants for any unpaid rent, not just the individual who failed to pay.

We encourage open communication and planning among roommates to manage rent payments effectively. However, if there’s a situation where rent is not fully paid, we’re here to discuss potential solutions and support you in finding a way forward. Our goal is to maintain a positive and transparent relationship with all our tenants, guided by our core values of professionalism, responsibility, and teamwork.

What is RUBS?

At our properties, we use a fair and transparent method known as RUBS (Ratio Utility Billing System) to allocate utility costs. Since individual meters for each unit aren’t always possible, RUBS allows us to divide utility expenses based on the number of people living in each apartment. This means your utility bill reflects the size of your household, ensuring that everyone pays their share based on a factor closely related to usage.

This method promotes fairness and encourages mindful utility use, aligning with our commitment to transparency and great service. By understanding how your bill is calculated, you can see the direct impact of conservation on your monthly expenses, ensuring that you’re only paying for what is equitable. We’re here to answer any questions you might have about this process, keeping our relationship transparent and direct.

What is the lease initiation fee for?

The lease initiation fee is a one-time charge that covers the administrative tasks involved in starting a new lease, such as preparing lease documents, running background checks, and setting up your online tenant portal. This fee enables us to provide you with exceptional service from the outset, ensuring a smooth and professional move-in process. We pride ourselves on transparency and efficiency, and this fee helps us uphold these standards. If you have any questions or need further clarification, we’re here to help.
